DSR(총부채원리금상환비율)은 모든 대출의 연간 원리금 상환액을 연소득으로 나눈 비율입니다.
- • DSR 40%: 일반적인 주택담보대출 한도
- • DSR 50%: 비규제 지역, 서민/실수요자 우대
- • DSR 60%: 일부 예외 적용 시

What is DSR (Debt Service Ratio)?
DSR (Debt Service Ratio) is the ratio of annual principal and interest payments on all financial debts to annual income. Since January 2022, DSR regulations have been applied across all financial institutions in South Korea, and it is used as a key indicator to determine loan limits.
DSR Calculation Formula
DSR = (Annual Total Principal & Interest Payment ÷ Annual Income) × 100
DSR Regulation Limits
- DSR 40%: General mortgage loans, speculative areas
- DSR 50%: Non-regulated areas, preferential for low-income/genuine buyers
- DSR 60%: Exceptions (first-time home buyers, etc.)

- Auto loans
- Student loans
- Card loans
- All other financial institution loans
How to Lower DSR
- Extend loan period: Longer repayment period reduces monthly payments and lowers DSR
- Pay off existing loans: Paying off credit loans and other existing debts improves DSR
- Document additional income: Documenting side job income or rental income lowers DSR
- Use joint loan: Taking out a joint loan with your spouse calculates based on combined income
